My opener works sometimes and not others. Is it the remote?

Try the wall button. If the wall button is reliable and the remote is not, it is the remote or its battery. If both are unreliable, the fault is in the opener itself, and on a coastal property an intermittent fault very often points to a circuit board or a corroded connection rather than anything you can see.

The rubber strip along the bottom of my door has gone hard. Does it matter?

It does. A perished bottom seal lets in wind-driven rain, damp air and anything that can walk under a quarter-inch gap. It also lets the garage run at outdoor humidity, which shortens the life of everything metal in there. It is a quick, inexpensive replacement.

Do the safety sensors fail more often near the water?

They do get more trouble here. The sensor eyes sit a few inches off the floor at each side of the opening, which is exactly where damp, grit and salt collect. If your door starts reversing for no reason, clean both lenses first and check the indicator lights are steady rather than blinking.
